Standard Loan Terms

  • Max Loan Amount: $20,000,000

  • Max LTC / ARV:

    • Experienced 90% LTC / 85% ARV

    • Inexperienced 75% LTC / 65% ARV 

  • Rate: Starting at 9%

  • Term of loan: 12-36 months

  • Payments: Monthly Interest Payments with Balloon at Maturity

  • Prepayment penalty: None

  • Condominiums

  • Single-family residences

  • Two to four units

  • Multifamily homes

  • Townhouses

  • Condo-Hotels

  • Other property types case by case

Standard Closing Time

The usual time to close is 25-40 days.

Standard Closing Costs

  • Points: 1-4%

  • Underwriting Fee: None

  • Legal: $1,500-$2,500

  • Appraisal Fee: None

  • Title Insurance and recording fees: None

  • Security is required either in the form of additional cash or asset to be held against the loan origination and or loan term.

  • *Credit Application: None

  • Review of exit strategy

  • Copy of ID and Borrowing Entity docs

  • Purchase Contract (If Purchase)

  • Property Insurance (if applicable)

  • All owners / partners will be required to sign the  engagement contract before closing.

*Some applicants will require additional security review. Not limited to credit application, 1 fiscal quarter of bank statements and past project completion list.
